Dedinje

Dedinje is the address at the very top of Belgrade's residential market. A green hillside within Savski Venac, it has long been the home of royalty, diplomats and the city's elite, its quiet streets lined with grand villas in large gardens, the Royal Compound and a scatter of embassy residences. Topcider and Kosutnjak parks wrap around it, giving a rare combination of greenery and proximity to the centre. For buyers it is about privacy, prestige and space; for investors it is a scarce, high-end villa market where values are well supported but the market moves slowly. The cautions are the high cost of entry, the expense of renovating older villas, and the car-dependent, low-density layout that limits rental liquidity for the biggest homes.
