Zona Norte

Zona Norte is Cartagena's growth frontier: a developing corridor of new beachfront resorts, branded residences and master-planned communities, including the ambitious Serena del Mar (with its own hospital and university) and the Karibana golf-and-beach development, strung along the northern coast toward Barú and Manzanillo del Mar. It is modern, gated and resort-oriented, a contrast to the historic city to the south. For investors, Zona Norte is a resort-and-growth play: modern beachfront and master-planned stock with strong appreciation potential (+4–7%) and tourism-led gross yields of ~5–7% (seasonal). Much of the opportunity is pre-construction, so developer track record, delivery risk and title due diligence are critical, and the corridor is genuinely car-dependent. Colombia's fully open foreign-ownership regime makes acquisition simple, often in US dollars, and the real-estate Migrant (M) visa is available; this suits buyers comfortable with newer, developer-led coastal markets.
