Sidi Maarouf

Sidi Maarouf is one of Casablanca's most recognisably modern districts, built up around the Casanearshore technology and outsourcing park and within easy reach of Casa Finance City. The result is a car-oriented but tram-connected neighbourhood of office campuses, gated residential lotissements and mid-rise apartment blocks, popular with young professionals and corporate tenants. The district trades character for convenience. Well-regarded gated communities like Florida and La Colline offer secure, contemporary living, and retail hubs such as Ovillage keep daily needs close. The honest weakness is green space: in-district parks are scarce, so residents rely on Parc Sindibad and the Ain Diab Corniche for open air. For investors, Sidi Maarouf is a yield story. Gross returns of around 6.5-7% are strong by Casablanca standards, underpinned by reliable corporate tenant demand, but capital growth is muted in a citywide market that has been close to flat. Tenant concentration in the outsourcing sector and a resale market measured in months are the main risks to weigh.
