Montenotte

Montenotte looks down on Cork, literally and, historically, a little figuratively. Built on the steep northern slopes by the city's 19th-century merchant elite, it is a quarter of grand Victorian and Georgian villas set in mature gardens, many commanding sweeping views over the river and harbour below. It remains one of Cork's most prestigious addresses, serene and leafy, anchored by the landmark Montenotte hotel with its restored sunken gardens and panoramic bistro. The city centre is a walk downhill, though the climb back up, and the demanding gradients for cyclists, are the price of the elevation and the views. For investors, Montenotte is a prestige, capital-preservation play. The stock of large period homes and high purchase prices keep yields at the lower Cork end, around 4.5-5% gross, and heritage properties can carry meaningful maintenance costs. The 10% bulk-buy stamp duty and RPZ caps apply as elsewhere in Ireland; the appeal here is scarcity, prestige and dependable long-term value rather than cash flow.
