East Pattaya is where the city trades sand for space. Spreading inland from Sukhumvit Road around Nong Prue and the Mabprachan reservoir, it is a patchwork of gated villages and pool villas threaded with championship golf, Siam Country Club among them, and anchored by international schools like Regents and Rugby School Thailand. Silverlake Vineyard and the giant Buddha carved into Khao Chi Chan add to a distinctly suburban, lifestyle-led character. The appeal for buyers is plain value. Pool villas start around THB 5M, a fraction of beachfront condo prices, giving families room and a garden in exchange for a short drive to the coast. Rental demand from expat families and golfers supports yields near 5-6%. The honest framing is that this is inland suburbia: with no beach and abundant land for new estates, supply is generous and appreciation gradual, so proximity to schools, golf and the bypass drives the best buys. Foreigners cannot own land, so villas use leasehold or company structures; condos are freehold within the 49% quota.
