Champel is where established Geneva lives. Its broad avenues are lined with stately apartment houses and gardens, and the rhythm of the district is set by the hospital, the university and the families who have lived here for generations. The Parc Bertrand and the wooded Bois de la Bâtie provide green lungs, the Arve riverbanks offer running and cycling, and a quick tram drops residents at the lake or the old town. For investors, Champel is the definition of a Geneva capital-preservation asset. Prices comfortably top CHF 18,000/sqm, vacancy is effectively nil, and demand from medical, academic and diplomatic households is structural. But yields are correspondingly thin, sitting around 2.2% gross, and Lex Koller keeps non-resident foreign buyers out of the residential market. The reward here is durability and prestige in one of Europe's most supply-starved cities, not rental income.
