Hong Kong's financial core, Central: the IFC, Victoria Peak and Asia's densest luxury district, an ultra-prime play

Updated May 25, 202612 min read

About Central

Central is Hong Kong's primary business and commercial core: the International Finance Centre, Grade-A office towers, luxury malls (IFC, Landmark) and the Lan Kwai Fong/SoHo nightlife, with Victoria Peak rising above and the Star Ferry crossing Victoria Harbour. It is the densest concentration of finance and luxury retail in Asia. For investors, Central is an ultra-prime, capital-preservation and pied-à-terre play: prices of ~€45,000–78,000/m² with structurally low gross yields of ~2.5–3%. Hong Kong's residential market is fully open to foreigners, the extra demand-side stamp duties were abolished in February 2024 (only normal ad valorem duty applies), and the HKD's USD peg removes FX risk.
