Riat Hills is where Kisumu's growth story is most visible. That makes it a longer-horizon, higher-risk position than established Milimani: returns depend on infrastructure delivery, careful title diligence and Kisumu's broader trajectory, all within Kenya's 99-year leasehold framework for foreign buyers. For those willing to wait, it is the city's clearest bet on growth.
