Miraflores

Miraflores is the district every visitor to Lima knows: a clifftop grid wrapped around Parque Kennedy and the long, landscaped Malecón above the Pacific, where paragliders launch over the Costa Verde and the pre-Inca Huaca Pucllana pyramid rises between modern towers. It is cosmopolitan in a way few Latin American neighborhoods are, embassies, serviced apartments, Larcomar's clifftop mall, and a restaurant scene crowned by Maido, named the world's best restaurant in 2025. For investors, Miraflores offers Lima's most liquid and internationally legible real estate: the widest pool of expat and business tenants, the fastest resale times, and the strongest short-term-rental demand (with the caveat of increasing condo-level Airbnb bans). Gross yields are moderate (~5–6%), reflecting premium pricing rather than weak demand, the case here is stability, prestige and capital preservation. Expect to transact in US dollars at among the highest per-m² prices in Peru.
