About Seven Mile Beach

Seven Mile Beach is Negril's headline asset and one of the Caribbean's most famous stretches of sand, lined with resorts, beach bars, condos and villas along Norman Manley Boulevard. Direct beach access here is scarce and prized, drawing foreign investors who want the strongest short-let occupancy in western Jamaica. The investment case is yield-led. Beachfront and near-beach condos and villas run from roughly US$250,000 to US$900,000, around US$320-$420 per square foot for prime beachfront, with gross short-let yields of 7-9% in strong years given premium nightly rates and high peak-season occupancy. Appreciation tracks about 5-6% annually with tight beachfront supply. Foreigners buy freehold with the standard 2% transfer tax and legal fees of 1.5-3%.
