Hirafu

Hirafu is the international heart of Niseko United, the four-resort Hokkaido ski network that has, over the last two decades, transformed from a quiet Japanese mountain town into Asia-Pacific's most globalised winter destination. The village sits beneath the dormant volcano Mount Yotei and receives 14-15 metres of dry powder snow per season, among the highest in the world. In peak winter (December-March) the village is unmistakably international, Australian and English are the dominant non-Japanese languages, and the dining scene anchored by Kamimura (Michelin-starred), Bang Bang yakitori, and a dense après-ski bar culture rivals any ski destination on Earth. Off-season (April-November) Hirafu reverts to a quiet rural Hokkaido village, most premium venues close, and the resident population shrinks dramatically. Buyers must underwrite both states honestly. For property investors, Hirafu's investment thesis rests on four pillars: (1) Japan's permission of 100% foreign freehold (fee-simple) ownership, a rarity in Asia; (2) sustained JPY weakness against major Asian currencies creating a structural entry-point advantage; (3) the 2031 Hokkaido Shinkansen extension to Kutchan promising sub-2-hour rail access from Sapporo; and (4) the rotating but resilient HNW buyer base, Australian dominance of the 2010s has thinned, but Hong Kong, Singaporean, mainland Chinese, Taiwanese, and Thai buyers have stepped in. Premium ski-in / ski-out chalets transact at JPY 1.5-3M/sqm; Hirafu condo averages run around USD 14,644/sqm per C9 Hotelworks data. Gross yields on managed premium chalets run 5-7%, but management fees of 35-45% of gross plus winter staffing and off-season operating drag bring realistic net yields to 3-5%. Realistic underwriting accounts for the 90-day winter income concentration and the 9-month operating window of near-zero income.
