Khuzam sits just south of central Ras Al Khaimah along Khuzam Road and Muhammad Bin Salem Road, a low-rise residential suburb of villa and townhouse complexes. The architecture leans traditional Arabic, with a handful of Swiss-style villas, and homes range from older 3-bedroom houses to brand-new 5-bedroom builds on plots of roughly 2,000 to 6,000 sqft, comfortable, practical family living rather than showpiece estates. What sets Khuzam apart is convenience for the price. RAK Mall, opened in 2012, anchors the district with retail, dining and entertainment, and residents have clinics, mosques, schools, nurseries and supermarkets close at hand, plus Khuzam Park for women and children and Saqr Park a short drive away. Sheikh Mohammed Bin Zayed Road (E311) runs nearby, keeping the rest of the emirate and the wider UAE within easy reach. For investors, Khuzam is an affordability-and-yield play. Rents and prices are among RAK's lowest, supporting solid gross yields for landlords targeting resident families, but the market is small and mostly local. Freehold foreign ownership is limited here, liquidity is thin, and the district sits largely outside the casino-led speculation lifting RAK's freehold waterfront, making it a steady, long-hold proposition rather than a fast-appreciation bet.
