About Mežaparks

Mežaparks is one of the earliest planned garden cities in the world, laid out around 1901 in pine forest on the shore of Ķīšezers lake. Its leafy avenues are lined with ornate Art Nouveau, National Romantic and functionalist villas built for Riga's pre-war elite, many now restored. The neighbourhood wraps around the 424-hectare forest park, Riga Zoo (the oldest in Northern Europe) and the Great Bandstand that hosts Latvia's UNESCO-listed Song and Dance Festival. For buyers, Mežaparks is unambiguously a prestige, owner-occupier market. It commands some of the highest residential prices in Latvia, and demand from affluent families and executives is steady and low-volatility. The flip side is yield: rents do not keep pace with capital values, so cash returns are modest and the villa market is illiquid. This is a district for buyers who value lifestyle, scarcity and long-term capital preservation, a place to live or hold rather than to maximise rental income.
