Awqad

Awqad is the part of Salalah where the city is quietly expanding. Sitting on the inland side of the capital of Dhofar, about fifteen minutes from the central souqs and malls, it has become one of Salalah's most popular residential areas thanks to its affordable villas and steady stream of new housing. The feel is calm and local, rows of family homes, neighbourhood mosques and everyday shops, rather than touristic or upscale. Daily life leans on nearby anchors: Salalah Gardens Mall and its food court, Lulu Hypermarket, the traditional Al Husn Souq, and Dhofar University, whose students and staff add to rental demand. The surrounding Dhofar plains, including the famous Ittin greenery, transform into lush, misty landscapes during the Khareef monsoon from late June to September, when Salalah draws visitors from across the Gulf. For investors, Awqad is an affordability and yield story. Low entry prices, villas renting around OMR 250–300 and small apartments selling in the OMR 35,000–40,000 range, translate into healthy gross yields near 7%. The caveats are important, though: Salalah's rental income is shaped by Khareef seasonality, and as a non-ITC district Awqad is closed to foreign freehold, so it works best for local buyers or those holding for steady domestic rental rather than international resale.
