About Brooklin

Brooklin is São Paulo’s leading "office district turned residential" story. Long defined by the Avenida Engenheiro Luís Carlos Berrini corporate spine, around 100 glass towers, multinationals, the World Trade Center complex and luxury hotels, it pivoted residential after Metro Line 5-Lilás opened the Brooklin and Campo Belo stations and 2024 up-zoning roughly doubled launches. Brooklin Novo is dense, vertical and corporate-paced, while Brooklin Velho/Paulista stays low, leafy and family-oriented. It is unusually self-contained for São Paulo, with Parque do Povo, Shopping D&D, a deep dining scene and Congonhas airport minutes away. The investor appeal is structural: a large, stable corporate-tenant pool keeps occupancy and rents firm at entry prices well below Itaim or Jardins, solid and rising rather than prestige, with some new-supply risk to watch.
