Kouk Chak is the quieter, greener, more affordable side of Siem Reap. Spreading northwest toward National Road 6, it mixes village clusters with new development, kept low-density by heritage zoning that caps building heights near the temples. Its draw is value and proximity, homes here cost less than the center, and the scenic cycling routes, moats and Angkor Archaeological Park sit close at hand. For investors, the appeal is an affordable entry with yields around 7-9% on newer, lower-priced stock. The caveats are honest and specific: foreign ownership is limited to strata units above the ground floor while most local stock is landed; the relocation of Siem Reap's airport far to the east has weakened the old NR6 hotel-demand thesis; and heritage zoning and thin outer-edge liquidity temper the upside. It suits value and yield buyers who prize Angkor access over town-center buzz.
