The Zeeheldenkwartier is where The Hague goes to feel young. Just west of the centre, its 19th-century streets are lined with independent cafes, galleries, boutiques and the buzzing Piet Heinstraat, and its squares fill with the creative, international crowd that gives the district its identity. It strikes a balance the city's grander quarters cannot: characterful and central, but more affordable and far more lively. For investors, the Zeeheldenkwartier is one of The Hague's most lettable districts, with deep demand from young professionals and a mobile international population pushing yields toward the higher end of the city at around 4.5-5%. The constraints are the now-familiar ones: the self-occupancy rule limits buy-to-let on mid-priced homes, Box 3 tax erodes let returns, and the smaller apartment stock suits singles and couples rather than families. Rental opportunity is strongest at the top of the price band, above the self-occupancy threshold.
