Investment-wise, Užupis trades on identity. Its brand and small fixed footprint sustain premium prices and steady appreciation, while ongoing gentrification pushes values higher. But like the Old Town it offers thin yields and a short-let model exposed to 2026 regulation, making it a lifestyle/capital-appreciation play rather than a cash-flow one.
