Bandar Meru Raya is the deliberate bet of the Ipoh townships, a master-planned area between Jelapang and Chemor that the state has positioned as Ipoh’s emerging second city centre. The anchors are real and substantial: Tenby International School relocated here in 2014, the RM1.2bn QI City brings the Quest International University Perak campus and a teaching hospital, Mydin provides retail mass, and the Ipoh Amanjaya bus terminal plus a cluster of government buildings give it civic gravity. For investors, the draw is forward-looking. Median terraces around RM462,500 (RM204 psf) and entry-level affordable schemes from the mid-RM260k range offer a foothold in a township with genuine institutional tailwinds and a built-in tenant base, international-school families, university staff and students, and government employees. Yields sit near the Ipoh ~5% norm, with appreciation upside if the edu-medical hub matures as planned. The honest counterweight is maturity. Meru Raya is still filling in: amenity density, evening vibrancy and resale liquidity lag the settled suburbs, and the growth case partly depends on completion and absorption of the big projects. As with all of Ipoh, this is a patient, domestic-demand market, but among these areas it carries the clearest structural growth narrative.
